CoreLogic data shows property prices on the cheaper side of the market rose nine per cent last year.
They delivered the highest yield and largest gains -- with overall returns of 16 per cent.
Meanwhile, rents skyrocketed eight per cent in the three months before December - on the year before.
Property Economist Kelvin Davidson says whether that's good or bad depends on perspective - but there IS an inequity issue.
He says most renters would like to be homeowners, but face rising deposits and higher rents.
